Since 1 June 2024 the law requires a written lift maintenance contract of at least one year with a competent person. Building owners and committee members are personally responsible. Our quote meets the law.
What a visit covers
Every month. Every three months.
The monthly visit keeps the lift running. The three-monthly examination goes deeper into the safety parts. Both are required by the 2024 regulations.

Compliance
The Certificate of Fitness, explained.
The Certificate of Fitness (formerly PMA) is issued by JKKP, the Department of Occupational Safety and Health (DOSH), after a JKKP officer inspects the lift. It is valid for 15 months from the inspection date. There is no grace period: if it lapses, the lift must stop.
We keep the dates for every lift under contract, prepare the lift before the inspection, attend the inspection with the officer, and file the JKKP inspection report with your service records. You are never surprised by an expiry.
The 2024 regulations in brief
The OSH (Plant Requiring Certificate of Fitness) Regulations 2024 came into force on 1 June 2024. For a lift owner they mean: a written maintenance contract of at least one year with a competent person, a service visit every month, a full examination every three months, and a valid Certificate of Fitness at all times. Owners, and committee members of a Joint Management Body or Management Corporation, carry the duty personally.

How often must a lift be serviced in Malaysia?
Every month. The OSH (Plant Requiring Certificate of Fitness) Regulations 2024 require a written maintenance contract of at least one year with a competent person, a service visit every month and a full examination every three months.
What is a Certificate of Fitness?
The Certificate of Fitness (formerly PMA) is the certificate from JKKP, the Department of Occupational Safety and Health (DOSH), that says a lift is safe to use. A JKKP officer inspects the lift. The certificate is valid for 15 months from that inspection. Without a valid certificate the lift must not be used.
What happens if the Certificate of Fitness lapses?
There is no grace period. The lift must stop until it is re-inspected and certified. Owners and committee members can be fined. We track your dates and book the inspection early so this does not happen.
What does a monthly service visit cover?
The machine and brake, the ropes, the doors and door safety edges, levelling at each floor, the emergency light, alarm and intercom, the pit, lubrication and cleaning, and a check of the controller for logged faults. You get a service report after every visit.
What is the three-monthly full examination?
A deeper check of the safety parts: the safety gear, governor, buffers, brake, door locks and travelling cable. The 2024 regulations require it on top of the monthly visits.
Can LNE take over maintenance from another company?
Yes. We do a free site visit, look at your lifts and your records, and give you a written quote. When you switch, your Certificate of Fitness dates and service history carry over. Nothing lapses.

Where do the parts come from?
We support parts for any brand, with OEM and approved alternative options. The quote says which is which.
Are breakdown call-outs included?
Yes. Breakdown response, day or night, is part of our maintenance contract. Replacement parts are quoted before we fit them, unless your contract covers them.
Who is legally responsible for a lift?
The building owner. In a strata building that is the Joint Management Body or Management Corporation, and its committee members personally. A maintenance contract with a competent person is how you meet that duty.
